We like to describe it as a "Beaver Cleaver" type neighbourhood from the hit t.v. series of yesteryear, "Leave It To Beaver"

Peel Village is a very friendly neighbourhood that is the perfect spot to settle, raise your family and enjoy life for years to come.  In fact, that is what many have done already.  We find that a number of the original Owner's children here in Peel Village, grew up, moved away, only to return and purchase a home here when it became their turn to settle down and raise a family!

When people seek out a home in "Peel Village", Brampton, what do they find? Well, a large array of styles and floor plans.  There are bungalows, raised bungalows, sidesplits, backsplits and two storey models.  Some of the homes have carports, some have single garages and some have double garages with most of them on 50 x 120 ft. lots.  What people are sure to find is happiness.

Oh, what about that $17,095 for a detached raised bungalow with garage? Well that was the cost to become a happy homeowner in "Peel Village" in the City of Brampton, back in 1964 when they first started selling the area.  These detached homes on 50 ft. Lots would set you back anywhere from $15,195.00 to $18,195.00.  At that time your down payment would have ranged from $1,495.00 to a whopping $2,645.00 minus a government subsidy that was available at the time of $500.00!  By the way property taxes on that 50 ft. Lot was approximately $20.00 to $31.00 per month. 

They called them the good old days, now we know why.  Today a detached home in the popular ‘Peel Village' neighbourhood, will range from $270,000 to $535,000 with taxes now approximately $3500 -$5000.00 range.  Of course now a great number of the homes have been generously upgraded and modernized, pools and additions have been added and the landscaping has nicely matured.

Today "Peel Village" is even more desirable than it was back in the ‘60's. It is a wonderful place to live and play and a neighbourhood we confidently recommend.

One of the neighbourhoods that is near and dear to our hearts, is the The City of Orillia Ontario, Canada that is located on the shores of two lakes; Lake Simcoe (known as the forgotten Great Lake) and Lake Couchiching which form part of the Trent-Severn Waterway System.  You can cruise the system from Lake Ontario to Georgian Bay. 

You may wonder why we call the City of Orillia a neighbourhood.  Well with a population of only 31,000 it is more like a neighbourhood!

 

The Village of Orillia was founded in 1867 (sharing the same birth year as Canada), it was incorporated as a town in 1875 and then became a City in 1969.

Orillia is known as the "Sunshine City" in the heart of Lake Country.  Orillia has had many firsts in North America; such as the first municipal hydro electric transmission plant in America, it was the very first municipality to introduce "daylight saving time" , had the best-lighted main streets on the continent in the 1930's and Orillia even printed its own money in 1936!

The City of Orillia has created many famous people such as famed singer songwriter Gordon Lightfoot, and Sir Sam Steele of the North West Mounted Police to name just a couple.

The Champlain Monument (a National Historic Site) has been called one of the finest bronze sculptures on the continent and to this day proudly oversees the Port of Orillia at Couchiching Park.

Speaking of the Port of Orillia and Couchiching Park; The City of Orillia bustles with waterfront activities.  They include the in-water boat show, Christmas in June complete with turkey dinner, annual Scottish festival, Power Boat Poker Run, Bass & Perch fishing contests, tours on the Island Princess Ferry and more.

Just a short stroll up Mississauga Road and you find yourself back into the 1800's in the quaint Mariposa shop that offers fresh bakery items including the reknowned Texas sized donuts, gifts, clothing and other unique items.

Ontario Provincial Police (O.P.P.)  In 1995 the new general Headquarters of the Ontario Provincial Police chose the City of Orillia over the City of Brampton for its new home town employing approximately 800 uniform officers and 268 civilian employees and opened to the public in September of that same year. 

This is the first time all the O.P.P. services were altogether under one roof.

The Village of Churchville, Brampton, Ontario, Canada

The quaint Village of Churchville is located in the south west part of the City of Brampton bounded by Steeles Avenue to the north, Highway 407 to the south, Financial Drive to the west and the east side of the Credit River.  

Forming part of a particularly scenic portion of the Credit River Valley this little neighbourhood is a sought after area for many.  

Dominated by it's rural setting, the Village of Churchville has undergone significant changes since the first settlers started to inhabit the area almost 160 years ago.

The Credit River brought an abundance of water to the area and allowed for a thriving milling centre many years ago for a lumber industry to get started  and also allowed farmers to farm wheat in the surrounding areas. Sadly, several economic downturns and then a disastrous fire took down the once prosperous centres, however some of the buildings still remain today.

A tiny oasis to it's residents, away from the surrounding hustle, but near enough to the conveniences of the neighbouring urban cities, the Village of Churchville boasts rural charm and character.  There are narrow tree lined roads, small cemetery, bridge, and the beautiful scenic views with the focal point being the Credit River and it's steep valley, all gracing the small area.

Many people visit this reknown village that reflects another era, just slowly driving through admiring the architechural designs while others sit by the waters edge taking in the breathtaking beauty. So full of charm, many of the residents have resided here for generations and will continue to do so for years to come.

A Churchville Heritage Conservation District was first established in 1990 and to this day it remains Brampton's only heritage conservation district.  The Heritage Council works hard to protect and preserve the heritage as well as enhance the character of the Village of Churchville.

Since the adoption of the Council in 1990 there have been numerous physical and policy changes including:

  • The construction of Highway 407
  • The dead end of Creditview Road at Highway 407
  • The introduction of municipal water service
  • The introduction of municipal sanitary sewers
  • The development of a new park on the west side of Creditview Road

The Heritage Committee keeps a watchful eye on the Village ensuring new residential buildings maintain an existing setback of adjacent properties, appropriate zoning and issues such as advising that garages do not form part of the front facade and that they are located towards the rear of the buildings, to name just a few.

Churchville is designated as "Village Residential", a designation that only applies to one other area besides Churchville and that is Huttonville Estates to the North.  The intent is to maintain the unique and historical character of the villages. So far it is working and because of this success the Village of Churchville is today a very exclusive area for the discriminating Buyer to call "home".

Canada’s Best and Worst Run Cities... Brampton, Ontario Canada

Just saw this article and thought as Real Estate Agents you would be interested in it seeing it, our City of Brampton, Ontario, Canada didn't make the list of Canada's Best and Worst Run Cities.

The article started off saying, "This survey, the first of its kind in Canada, provides citizens in 31 cities across the country with comparative data on how well-or poorly-their city is run, measured by the cost and quality of the public services it delivers."

The article went on to say how they picked the cities they did.  Well, our City didn't make the list, it was probably omitted due to space as our City of Brampton, Ontario, Canada is one of the largest and fastest growing cities in Canada.  So if you have people looking to move to the Toronto area, Brampton is part of the Greater Toronto Area and a great place to live and raise a family.
