We just listed a house yesterday that was just the perfect setting.  Backs onto a ravine and off to one corner they installed a small pond with a fountain.

As we were checking out the backyard it was quiet and very peaceful... all we could hear was the splashing of the pond and a few birds tweeting.

So, here's the pond... listen, really listen and you will hear the fountain.

Name That Photo - Here's Your Answer

We had a couple of researchers on this one and they almost answered all the questions.  Still want to give it a shot before seeing the answers below, if so click here Name That Photo.

Everybody figured out it was a caboose, that in itself is good, because we can't say the last time we saw one at the end of a long line of railway cars.  A neat part of history gone but not forgotten.

When it came to the questions, what year was it built, where was it built and who built it, it got a little tougher.  Russel narrowed down the years, Jenny got it's location, then Marc put two and two together and came up with the correct year it was built... 1903.

As for where and who built it... those ones got you.  To find out those answers, watch this short video.

By the way, you all put in a good effort, so you are all winners.  Let us know the next time you are in the area and we will introduce you to Webers new ice cream bar... we had the new flavour "birthday cake" tasted just like it.

The lateral sewer lines are YOUR responsibility, not the city's

This is one of the posts you need to keep to remind you to advise you Buyers of this potential problem.  Don't think most of the Inspectors in our area even consider this.

The lateral sewer lines
are YOUR responsibility, not the city's

I received an email this morning from a person who bought a home in California a month ago and is now having problems with the sewer line. He had a home inspection which didn't reveal any sewer problems, but after a month he noticed that drainage from the bathtub and shower was very slow. A video scan by a plumber found roots in the main line.

A call to his home warranty company indicated that they don't cover roots in the sewer lines. The previous owner flipped the house, so since he never lived in it, there were no disclosures about any sewer problems. The plumber quoted about $10,000 to correct the problem, although the type of correction was not indicated.

http://www.russel-ray.comThis situation is all too common because most home inspectors don't advise their Clients that the lateral main sewer lines are their responsibility, and too many home inspectors do not "inspect" the trees growing on the property unless they are overhanging the roof or chimney.

It's going to be difficult to prove that someone else knew about the problem, especially since the house was flipped, but I think he might also have a plumber who needs some money with that $10,000 quote to fix the problem. To me, it sounds like he probably has cast iron lateral main lines that the plumber wants to totally replace. In today's world, that's probably not necessary. It's possible now to simply remove the roots and repair the area of damage with an interior lining.

http://www.russel-ray.comAt some point, though, he might need to remove the tree, although I asked him if he knew the tree species or had a picture of the tree. With either of those, I can give him further guidance on whether or not the tree really needs to be removed. Trees add quite a bit of value to a property, so we don't want to remove it unnecessarily.

He might still need to replace the main lateral sewer lines depending on whether or not more damage is found past the area where the roots were found. The video scan probably won't be able to see past that area of roots until they are removed.

http://www.russel-ray.comI advise my Clients to get three quotes on all work, but in this economy you might find that everyone you get a quote from wants to make as much money as possible, regardless of whether or not the work needs to be done, so be careful. Find trustworthy plumbers via Angie's List, Done Right, or the BBB.

I know that some real estate agents advise their selling clients to run Draino or Liquid Plummer through all the toilets, bathtubs, showers, and sinks before the home inspector gets there. It's not that they are trying to cover up things; it's that they simply want to present the home in the best way possible. By the time the home inspector gets there, enough time has not passed to allow any root problems to manifest themselves again.

If you are a buyer or a buyer's representative of an existing home, especially an older one built more than 25 years ago, you can't go wrong with a video scan of the main lateral sewer lines, and if your property has a lot of big trees, that video scan is worthwhile regardless of when your home was built.

The lateral sewer lines are YOUR responsibility, not the city's. They are expensive to replace, and many home warranties don't cover them because they are concealed. Even though you might get a home inspection by the best home inspector in your area, if you have any concerns about the sewer system, go ahead and pay a plumber to do a video scan of the lateral sewer lines.

We Should Remember To Say Thank You Because It Does Feel Good

We received a very nice e-mail today from a client.
We share this letter, not to boast but to let you all know that real estate is a worthwhile career.

Yes, it is long hours and although people watching us who are not in the business, may think it is easy work, we know it isn't.
At times it can be frustrating, very stressful, even heartbreaking.  It can be very costly and those long hard hours can sometimes result in being unpaid hours.

Then, there are times like this, when a client takes the time to thank you
and appreciate that you had their best interest in mind, over your own, and suddenly it doesn't matter how frustrated or stressed you sometimes are, it doesn't matter the number of hours you worked for nothing, it just doesn't matter, because someone realized what you are all about, and why you are in this business of real estate.

Today, September 22nd, is the first day of Fall (as marked on our calendars) the fall equinox; so we thought it appropriate to celebrate this beautiful time of year by entering Sally Cheesemen's Fall Season Of Change Contest

It is called a super harvest moon because Jupiter can be seen next to the moon without the need of binoculars.  This is an amazing phenomenon that is rarely seen and should not be ignored.  In some parts of the world the harvest moon is a day of family reunion, known as the Moon Cake Festival.

Fall signals change for us in Brampton, Ontario, Canada, as we turn in our flip flops, shorts & tank tops and change to closed in shoes, long pants & jackets.

The lush green of summer makes way for the beautiful wide array of firey coloured leaves
, the sticky humid days turn refreshingly crisp and cooler. Yes, the season is changing again, and quickly here in Brampton, Ontario, Canada.

As we do our Fall yard clean up
, trimming the rebellious branches and stems that grew in the wrong direction, pulling out the dead plants and tidying up the gardens for their winter sleep; it emphasizes to us, the clean up and changes we need to make within ourselves. It's time to pick up that exercise routine again, make those phone calls we put off, revive our marketing plan, stop procrastinating and organize that office once and for all. Clean up your act as well as your gardens and yard.

Fall is an excellent time for change
, to strip off the dead wood, strip off the strategies that just aren't working and implement new ones, revitalize and start planning for a successful new year. 

Yes, Fall is a wonderful season for change, changes for the better
. Let's all celebrate Autumn this year with changes, good changes, laying foundations for better seasons ahead. For ways to celebrate the Fall equinox watch this short video.

Technology is so wonderful; how to break into a home in less than 6
seconds with audio/visual aids!!

Please look at your garage door

After our home inspection the inspector noted that our garage door had a
dent in it.  Rhys and I were in the garage last night talking about it and
trying to figure out how it got a dent in it.  Finally figured out someone
tried to break in.  Then I searched you tube and found the below video.
Please watch it.  I took the pull string off of ours and zip tied the
lever up to the slider.  Now you have to cut the zip tie in order to
release the lever.  Please pass on.
