Last Time, It Happened So Fast, We Didn't Notice

Several months ago the real estate market in our area here in Brampton, Ontario, Canada changed.
It changed from a somewhat Buyer's market to a Seller's market. It seemed to happen overnight, it changed so fast.

If you're a buyer, you have to be on the ball, you have to be quick.
Listings are in short supply and if we discount the ones that aren't priced properly and show well, then there are even less available.  property in Brampton, Ontario, Canada

You need a really sharp real estate agent
who is on top of their game, finding those 'hot' properties, quickly before they are sold.

The market seems to be doing a very slight shift again in Brampton, Ontario, Canada.
We are starting to notice more and more listings coming out. 

It's interesting to watch, the market seems to be behind this year. Normally, we see listings coming out in abundance in early March and activity of new listings slowing a bit around this time of the year.

Maybe its this beautiful weather we are enjoying after a long winter, people are getting the itch to move!

  We were just commenting feels like the "good old days"....the buyers are out, the inventory is thinning, the prices are sometimes over asking....recovery is a wonderful thing !

Al and Peggy, in-town listings are still selling, albeit a little slower, however, I have noticed country property slowing down dramatically...

It's still a buyers market in my area with plenty of inventory and lots of new construction hitting the market as well.

Al & Peggy,

In Colorado Springs, market absorption only pertains to the lower end of homes, where inventory is somewhat less.  Other than that, I think most of the US is still a buyers market... g

It's still pretty much a buyer's market here in the Raleigh area of NC. But when those buyers have that itch, I'm going to help them scratch it!

It is still a buyer's market in the Quinte area al and Peggy, but I am noticing a bit of balance creeping in and perhaps the pendulum is turning.

Isn't it Sally and David? We are actually glad we have a few listings to choose from now LOL!

Terri we were there with a shortage of listings, it was difficult, blink a few times, they will appear!!

That is very interesting Chris, as you know we spend most of our time in town which is building up so fast it almost seems like country!!

Will, we hope the buyers sit up and notice soon then because they will lose out on some great opportunities!

Anita, we went through the 'lots of new inventory' to choose from and it hurt our resale market for a bit, looks like that is changing here.

Interesting how the market is still at different stages across the country G.

We know you will Craig LOL! But keep watching it does change overnight.

Our market seems to be shifting just in the last week Malcolm, so watch out!

Good topic and so accurate, when the media actually catches on that things have changed, the buyers waiting for a shift will be too late and will start crying the blues, that they missed the opportunity.....

We locally seem to be waiting for the provincial HST adjustment vote, as we contiue to be slower than usual, but this is the right time for the real investors and bargain shoppers to be out and taking advantage....

It's a very strong buyers market here in our area and new construction is almost non existent. Interest rates are so low but that's still not enough to overcome the uncertainty of jobs.

I heard on the news tonight that Atlanta prices are going up and buyers are still buying because they still think there are bargains.  This is good news for sellers.

Yes Ed, job security is on alot of minds these days. We did have a buyers market and then listings dried they are coming on the market in a flurry again!

For the past two years we’ve had some areas that are stagnant, some that are buyer’s markets, and some that are seller’s market. Just goes to show that real estate really is local, sometimes down to specific neighborhoods.
